Basic information

Land parcel No. 584 (other area) of an area of 31 592 m². The land is situated on the top parts of the Ore Mountains (800 m above sea level) in the cadastral of Fláje that is a part of the mountain village of Český Jiřetín near the border. The potential use of the land is defined in the zoning plan as a “recreational housing area.”The land is located 127 km northwest of Prag and is easily accessible.

The Fláje location provides a large variety of year-long recreational activities – hiking, Nordic walking, biking, cross-country skiing, downhill skiing, etc.

Land characteristics

A large forest glade lined with mostly full-grown spruce firs - see the attached video presentation and photo;
The land is sunny and situated towards the southwest; its upper part is flat while its lower part is slightly sloped;
The land is located approximately 800 m north of the Fláje water reservoir and is easily accessible via a reinforced forest road - approximately 1,000 m after entering the forest from the main road
An easement, i.e. the right to walk and drive on the access road owned by Lesy ČR, has been set up for the land;
Close by is a protected zone of a potable water source - protected and clean location status;
The land is totally separated from any other development and is lined only with a natural environment;
The closest comprehensive development is in the village of Český Jiřetín – 7.5 km
There are no other developed areas near the land - it is possible to create an enclosed recreational resort.

Potential use

Because of its exceptional properties, the location is defined in the zoning plan as a “recreational housing area” where it is possible to construct buildings for housing purposes, i.e. apartment-type buildings, family hotels, buildings for individual recreation, sports ground etc., on the condition that the buildings are not higher than 15 m and are designed as mountain-type buildings (a saddle roof, natural materials). Therefore, it is possible to build an enclosed recreational resort, i.e. a combination of approximately 20 bungalows together with apartment-type buildings and e.g. a café, fitness, relaxation area, etc. in the upper part of the land.

Note: For the purposes of project documentation and zoning and construction proceedings, it will be specified as a “recreational” building / ”recreational” buildings. The form and way of operation and disposal of the building(s) will be totally up to the owner.

Technical specification

The land has a new high-powered substation (located on the land) and two drilled wells of a capacity of 0.46 l/s. The waste water drainage will be handled based on the type of the future construction. The telephone signal is provided by the transmitter on the opposite hill.
